Tenancy terms
By accepting a parcel rental with Bacchus Ibiza Villas, you agree to these terms. Paying your first rent or accepting your rental key constitutes acceptance. Please read it. It is not long.
Who We Are
Bacchus Ibiza Villas is a residential rental community under Bacchus Group, a Second Life estate and hospitality management organisation. We are not faceless. There are real people behind this, and we are reachable through Discord and our support web form.
Rent is accepted via:
Rent is billed weekly at the rate set for your property. You will receive an automated reminder 48 hours before your rental is due.
Grace period: We offer a 5-day grace period after expiration before any action is taken on your parcel. During this period, nothing happens and no items are touched.
If you need more time: Contact us on Discord before day 5. Day 5 is the hard cutoff for communication. If we hear from you before then, we can discuss next steps, including a Pause (see Section 2) or an Escrow Hold (see Section 3).
If day 5 passes without contact: Land access will be locked and your items will be scheduled for return. We will still attempt to reach you before returning anything.
Your rate never increases. The price you rent at is the price you keep, for as long as you are a tenant.
Tenancy is personal. Your tenancy is tied to the avatar named at intake. It is not transferable to another avatar without written staff approval.
A renter who anticipates a planned break from Second Life may pause their tenancy by contacting Bacchus staff via Discord before their payment lapses. You may use this provision up to two times over your lifetime as a Bacchus Group tenant.
A Pause means:
A renter who knows the length of their absence should communicate that when requesting the pause. Pauses require communication and are not automatic.
A pause that goes unresolved for more than 8 weeks may result in the parcel being released. We will give notice before this happens and make reasonable effort to contact you first.
Note: A Pause is for a planned break with no payment lapse. If your payment has already lapsed, see Section 3 (Escrow Hold) instead.
A renter who anticipates an absence may place their tenancy into escrow by contacting Bacchus staff via Discord before the grace period expires (before day 5).
During escrow:
Maximum duration: 4 weeks. No escrow arrangement will be made or honored beyond four weeks under any circumstances. If rent is not reinstated in full at the conclusion of the escrow period, the tenancy will be terminated, all contents returned, and the property re-listed. You are welcome to re-apply as a new tenant when you are ready.
Bacchus will not actively pursue a renter who makes no effort to make contact or payment. It is the renter's responsibility to maintain contact and remit the escrow charge as it falls due.
Standing: Using the Escrow Hold provision does not affect your standing or reputation as a tenant, provided contact was made before day 5 of the grace period. A note is recorded on your tenancy file indicating the hold period and escrow payments made. This is informational, not punitive.
Note: Escrow and Pauses are separate provisions. A Pause is for a planned break with no payment lapse. Escrow is the path forward when a payment has already been missed.
Your parcel is yours to decorate and use as you like within these limits:
Clear your parcel of all objects and let us know through Discord. Abandon the land via About Land, then confirm with staff.
If you leave without notifying us, we will contact you before returning anything.
Unused rent is non-refundable. We will handle reclaiming and resetting your parcel promptly.
Bacchus Group maintains a shared ban list across all regions. A ban from one Bacchus Group region applies to all.
We also maintain a Do Not Rent list for tenants who have seriously or repeatedly breached covenant terms. Placement on this list prevents future tenancy approval across all Bacchus Group properties.
Appeals may be submitted through Discord or the support web form.
As a Bacchus Group tenant you will receive group notices in Second Life and communications via Discord about Bacchus properties, events, and experiences, including Vesper, our flagship club, and any new estates or managed services we offer.
Bacchus reserves the right to promote its properties and experiences through Second Life group notices and the Bacchus Discord server. We keep these communications relevant and infrequent. You will not receive third-party advertising.
We do not handle tenancy matters through Second Life IMs alone.
